Streets crews have completed all of the roads within the Oaks of Montecito subdivision except for Montecito Dr. between Hickory Creek Rd. and Palo Verde Dr. We will remobilize into the subdivision to start the reconstruction of Montecito Dr. shortly after school gets out for the summer. The anticipated completion of Montecito Dr. will be the beginning of August before school starts back up.

Streets crews are preparing Buena Vista from Montecito to Mira Vista to pave the last layer of asphalt on the road. Weather permitting crews anticipate paving Buena Vista the week of March 25th. Crews will shift their focus to Mira Vista, with an anticipated completion date of April 19th, pending any unforeseen circumstances. Thank you for your patience as we work through this project.

Streets crews are currently working on Buena Vista Dr. from Montecito Dr. to Mira Vista Dr. We located some franchise utilities that were too shallow and had to coordinate with their schedules to get these lines lowered and out of our way. The lines have been lowered and we have held off construction until after this winter weather event that is supposed to come in over the weekend and into next week. We did not want to open the road before this event as the cold temperatures would freeze the water that we are adding for the chemical reaction weakening the subgrade rather than stabilizing it. Once we get through this event, weather permitting, we will resume construction by milling off the existing pavement and stabilizing the subgrade for Streets staff to repave the road. We will continue around to Mira Vista Dr. and then Palo Verde Dr. We anticipate completing Buena Vista Dr. over the next 3-4 weeks again that is with weather permitting. We appreciate your patience and understanding throughout this entire process.

Crews have completed the reconstruction of Buena Vista Dr. on the West side of Montecito. Staff has started the mill and overlay/ reconstruction of Vista Verde Rd. on the east side of Montecito Dr. The in-house construction crew is working with our concrete contractor on Palo Verde Dr. and Brisas Ct. to get all of the sidewalks, ADA ramps, curb and gutter, and drive approaches poured. Once we have all of the concrete poured, staff will mill the existing asphalt pavement and begin to stabilize the subgrade for the roads to be re-paved with a new asphalt surface.

City crews have completed the mill and overlay of Cordero Ct. While milling and overlaying the west side of Vista Verde Ct., crews encountered subgrade issues that required a partial reconstruction of the road. This caused the timeline to be pushed back a few weeks.
Glendora Ct. was scheduled for a full reconstruction and is currently in the process of having curb and gutter, drive approaches, and sidewalk poured. We anticipate all concrete being poured by 7/21/2023, barring any weather setbacks. Following concrete work, the existing pavement will be milled off and crews will start stabilizing the subgrade with bulk lime. We anticipate Glendora Ct. being completed within the next 3-4 weeks.
During the milling process on Val Verde Ct, crews encountered unanticipated subgrade issues that required the project to be converted from a mill and overlay to a reconstruction. This scope change has resulted in additional time being required on Val Verde Ct than originally anticipated. We anticipate the reconstruction of Val Verde being complete by the end of July.
City crews have ordered soil samples from the rest of the segments throughout the subdivision to better anticipate subgrade issues and speed up work on any roads that may require reconstruction. In terms of next steps, the construction crew will be moving to the west end of Palo Verde Dr. and Brisas Ct. to perform reconstruction of those segments. The mill and overlay crew will be going to the west side of Buena Vista Dr. to perform a mill and overlay of this segment.
Due to the upcoming start of the school year, we plan to delay the reconstruction of Montecito Dr until next summer. During the school year, work will continue in the remainder of the neighborhood; however, city crews will not perform construction or operate equipment during school opening or release to avoid conflicts with students or parents traveling to or from school.
