Robinwood Reconstruction

This project consists of a full-depth road reconstruction of the following street segments:
- Robinwood Ln
- Clover Ln
- Live Oak St
- Shadywood St
- Mistywood Ln
This includes subgrade stabilization, asphalt paving, concrete curb and gutter, and (Driveway replacement if necessary). The project will adhere to a holistic approach aimed at replacing the roadway from the Internal and Franchise Utility upgrades.

We recognize that the Robinwood Reconstruction project has presented significant challenges over the past two years, especially given the various construction activities in this area. We want to assure you that city staff is actively working alongside contractors to deliver a high-quality result, despite these difficulties.
Here is an update on the current status of the Robinwood Reconstruction project, including completed work, upcoming plans, and ongoing challenges:
Completed Work:
- Curb and gutter installation, along with driveway approaches, on Robinwood, Liveoak, and Clover streets.
- Subgrade stabilization on Robinwood Phase 2 (from Liveoak to Kayewood).
- Pulverization of asphalt on Robinwood Phase 1 (from Emerson to Liveoak), Liveoak, and Clover.
- Inlet construction on Clover.
- Sidewalk installation on Robinwood/Emerson and Clover/Glenwood.
Upcoming Planned Work:
- Cement stabilization of Robinwood Phase 1 (scheduled for 5/15; ongoing).
- Cement stabilization of Liveoak and Kayewood (scheduled for 5/19).
- Cement stabilization of Clover (scheduled for 5/20–5/21; weather permitting).
- Cement stabilization of Shadywood (scheduled for 5/23; weather permitting).
- First lift of asphalt on the stabilized sections (planned for 5/28; contingent upon passing test results).
Challenges and Past Issues:
- The project has faced a particularly heavy rainy season, which resulted in delays due to saturated subgrade conditions and required material changes for subgrade treatment. These factors have impacted the project timeline and increased complexity
Current Issues
- Subgrade compaction on Shadywood: A meeting was held on 5/15, and a solution has been agreed upon to address this.
- Mistywood drainage issues: Eroded pipes have caused voids beneath the roadway, necessitating full drainage replacement to ensure safety and stability.

Despite the pause in major groundwork activities, the contractor remains committed to ensuring the project site is safe and accessible. They will conduct on-site visits to perform necessary repairs and maintenance, ensuring that the surface remains traversable for both workers and any necessary equipment.

In tandem with these efforts, milling and subgrade stabilization operations are progressing throughout Phase 2 of the project. Additionally, the project team is also focused on the removal and replacement of stormwater inlets.

This process ensures that all necessary approvals and preparations are in place to facilitate a smooth start to the project.
