Robinwood Reconstruction

We recognize that the Robinwood Reconstruction project has presented significant challenges over the past two years, especially given the various construction activities in this area. We want to assure you that city staff is actively working alongside contractors to deliver a high-quality result, despite these difficulties.

Here is an update on the current status of the Robinwood Reconstruction project, including completed work, upcoming plans, and ongoing challenges:

Completed Work:

• Curb and gutter installation, along with driveway approaches, on Robinwood, Liveoak, and Clover streets.
• Subgrade stabilization on Robinwood Phase 2 (from Liveoak to Kayewood).
• Pulverization of asphalt on Robinwood Phase 1 (from Emerson to Liveoak), Liveoak, and Clover.
• Inlet construction on Clover.
• Sidewalk installation on Robinwood/Emerson and Clover/Glenwood.

Upcoming Planned Work:

• Cement stabilization of Robinwood Phase 1 (scheduled for 5/15; ongoing).
• Cement stabilization of Liveoak and Kayewood (scheduled for 5/19).
• Cement stabilization of Clover (scheduled for 5/20–5/21; weather permitting).
• Cement stabilization of Shadywood (scheduled for 5/23; weather permitting).
• First lift of asphalt on the stabilized sections (planned for 5/28; contingent upon passing test results).

Challenges and Past Issues:

• The project has faced a particularly heavy rainy season, which resulted in delays due to saturated subgrade conditions and required material changes for subgrade treatment. These factors have impacted the project timeline and increased complexity

Current Issues

• Subgrade compaction on Shadywood: A meeting was held on 5/15, and a solution has been agreed upon to address this.
• Mistywood drainage issues: Eroded pipes have caused voids beneath the roadway, necessitating full drainage replacement to ensure safety and stability.

After material exchange and approval, work has begun for the Robinwood Reconstruction project. Contractor is in the process of Mixing the cement stabilizer into the subgrade for Robinwood. Afterward yielding passing density reports the first lift of asphalt will be laid before Curb, Gutter, and Drive approaches work will begin.

The groundwork for the project has been temporarily paused as a result of a change order related to materials, necessitated by unforeseen site conditions.

Despite the pause in major groundwork activities, the contractor remains committed to ensuring the project site is safe and accessible. They will conduct on-site visits to perform necessary repairs and maintenance, ensuring that the surface remains traversable for both workers and any necessary equipment.

The City of Denton contractor is currently on site and actively engaged in the installation of curb and gutter systems, as well as drive approaches throughout the project area. In tandem with these efforts, milling and subgrade stabilization operations are progressing throughout Phase 2 of the project. Additionally, the project team is also focused on the removal and replacement of stormwater inlets.

Texasbit is scheduled to remobilize on January 6 to commence demolition work for the first phase and to prepare for the upcoming dirt work. Additionally, their subcontractors will begin work on the drainage section of phase 3 at the same time.

The Notice to Proceed has been issued, signaling the official start of the construction project. Work is scheduled to commence during the first week of December.

TexasBit is currently in the process of finalizing all necessary project submissions before initiating the project.

A preconstruction meeting has been held. The contractor is currently securing contracts with subcontractors. A Notice to Proceed will be issued once all internal requirements have been fulfilled

The contractor for the Robinwood Reconstruction project has been selected, marking a significant step forward. Before issuing the Notice to Proceed, the project must undergo a review and approval process with both the Public Utility Board (PUB) and the City Council. This step is crucial to ensure all regulatory and community considerations are addressed before formal project initiation.

The project is transitioning from bid evaluation to the final phases of contractor selection and contract execution. The evaluation of bids is complete, and the next steps involve selecting the most suitable contractor based on the evaluation results, finalizing and awarding the contract, and obtaining approvals from the Public Utility Board and City Council. Once these approvals are secured, the Notice to Proceed will be issued to the selected contractor, officially commencing the project. This process ensures that all necessary approvals and preparations are in place to facilitate a smooth start to the project.
